The standard flatfair No Deposit fee is the higher of 28% of one month's rent plus VAT or £120 plus VAT for the tenancy. Your invitation shows the exact total and the amount allocated to you before you pay.
Is the No Deposit fee a deposit?
No. It is a one-off service fee. flatfair does not hold it as your money and it is not returned when the tenancy ends.
How is the fee shared between tenants?
For a new joint No Deposit plan, the total fee is normally divided between the named tenants. The amount shown in each tenant's invitation is the amount that tenant must pay. The way the fee is divided does not change anyone's legal responsibilities under the tenancy agreement.
Are there any other costs?
- You remain responsible for rent and any valid tenancy charges.
- If established end-of-tenancy charges are not resolved, dispute or recovery fees may apply under the current terms.
- A tenant who joins an existing plan later may be asked to pay a separate change-of-sharer fee.
- Tenant Guarantor and any standalone Tenant Shield purchase have separate prices.
What should I check before paying?
- Confirm the monthly rent and tenant names are correct.
- Check the fee excluding VAT, the VAT amount and the total payable.
- Read the cancellation and refund information.
- Ask the agent to correct the plan before payment if any tenancy detail is wrong.
