flatfair No Deposit is an optional alternative to paying a cash deposit (usually 5 weeks' rent upfront) for securing your tenancy. Eligible tenants pay a one-off fee to join the service. The fee is not a deposit, is not held for the tenant and is not returned at the end of the tenancy.
What happens when I join No Deposit?
- Your agent creates a No Deposit plan for the tenancy.
- Each named tenant receives an invitation and completes the required steps.
- You review the fee and terms before paying your share.
- The plan becomes active only after the required tenancy checks and tenant actions are complete.
What does No Deposit change?
You do not pay a cash deposit for that tenancy. This can reduce the amount of money needed at the start, but the No Deposit fee is a service fee rather than money you will receive back later.
What does No Deposit not change?
- You must still pay the rent in full and on time.
- You remain responsible for the property under the tenancy agreement.
- The landlord or agent may propose valid charges when the tenancy ends.
- You can review, negotiate or dispute proposed charges through the No Deposit process.
- An established charge remains a debt that must be paid.
Is No Deposit insurance?
No. No Deposit is a protection service and is not insurance for the tenant, landlord or agent.
What should I read before joining?
Check the fee, tenancy details, cancellation information and current No Deposit terms shown in your invitation. Your tenancy agreement and the No Deposit terms explain your responsibilities. If the property, rent or tenant names are wrong, stop and ask the agent to correct the plan before paying.
