The standard flatfair No Deposit fee is the higher of:
- 28% of one month’s rent, plus VAT; or
- £120, plus VAT.
This is the total fee for the tenancy. Your invitation shows the exact total and the amount allocated to you before you pay.
Is the No Deposit fee a deposit?
No. It is a one-off service fee.
flatfair does not hold the fee as your money, and it is not returned when the tenancy ends. It cannot be used towards rent, damage or another amount you owe.
How is the fee calculated?
Example 1: the percentage calculation applies
If the monthly rent is £1,000:
- 28% of £1,000 is £280;
- the fee before VAT is therefore £280; and
- VAT is added to produce the total fee shown at checkout (£336).
If there are four named tenants, each tenant would normally pay £70 before VAT, plus their share of the VAT (total - £84 each).
Example 2: the minimum fee applies
If the monthly rent is £400:
- 28% of £400 is £112;
- £112 is below the £120 minimum;
- the fee before VAT is therefore £120; and
- VAT is added to produce the total fee shown at checkout (£144).
If there are two named tenants, each tenant would normally pay £60 before VAT, plus their share of the VAT (total - £72 each).
These examples are illustrative. Always use the amount shown in your invitation as the amount payable for your plan.
How is the fee shared between tenants?
For a new joint No Deposit plan, the total fee is divided equally between the named tenants.
Each tenant receives an invitation showing their personal payment amount. The way the fee is divided does not change anyone’s legal responsibilities under the tenancy agreement.
One tenant may be able to select “pay for all” and pay the entire household fee. Every tenant must still complete their own registration steps.
Is there another fee if I renew my tenancy?
You are not charged a recurring No Deposit fee simply because you remain in the property or renew with the same household.
If the tenancy or household changes and the agent needs to create a new plan, a separate fee may apply. Check any new invitation carefully before paying.
Are there any other possible costs?
- You remain responsible for rent and any valid tenancy charges.
- If established charges are not resolved, dispute or recovery fees may apply under the current terms.
- A tenant joining an existing plan may be asked to pay a separate change-of-sharer fee.
- Tenant Guarantor and any separately purchased service have their own prices.
What should I check before paying?
- Confirm that the monthly rent and tenant names are correct.
- Check the fee before VAT, the VAT amount and the total payable.
- Check how much has been allocated to you.
- Read the cancellation and refund information.
- Compare the fee with the cash-deposit option offered by your agent.
- Ask the agent to correct the plan before payment if any detail is wrong.
