No Deposit is available where the landlord or letting agent offers it and the tenancy and household meet flatfair’s current eligibility requirements.
Your letting agent creates the plan and confirms whether No Deposit is available for your tenancy.
What is normally checked?
The checks can include:
- the country, property and type of private residential tenancy;
- the rent and each tenant’s share of the rent;
- the number of named tenants;
- identity and any legally required right-to-rent check;
- income, affordability and referencing information;
- whether an acceptable personal guarantor is required;
- the tenants and any permitted occupiers; and
- whether the tenancy has started or has existing arrears or reported damage.
Eligibility requirements can change. Your letting agent can confirm the current criteria applying to your tenancy.
Does every tenant need to complete registration?
Every named tenant included in a joint No Deposit plan must complete the registration or confirmation steps shown in their own invitation.
One tenant may be able to pay the fee for the whole household using the “pay for all” option, but this does not remove the other tenants’ registration requirements.
The plan may remain pending until every required tenant has completed their actions.
If one tenant does not want to use No Deposit, tell the letting agent before anybody pays. The agent must confirm which deposit arrangement can be used for the tenancy.
Can students or international tenants use No Deposit?
Yes. A student, international tenant or person without standard UK employment income may be asked to provide different evidence or an acceptable guarantor.
Being in one of these groups does not automatically confirm or prevent eligibility.
Does passing a reference guarantee eligibility?
No.
A referencing provider supplies information and a result to the letting agent. The agent or landlord makes the decision about the tenancy.
Eligibility for No Deposit is a separate product decision and may require the agent or flatfair to complete additional checks.
How can I confirm that I am eligible?
- Complete your reference and provide accurate information promptly.
- Ask the letting agent whether the whole household and tenancy meet the current No Deposit criteria.
- Complete any guarantor or additional-evidence requirements.
- Check every detail in your No Deposit invitation.
- Treat the plan as active only when its status confirms activation.
Do not make payment if the property, rent, tenancy dates, tenant names or personal fee appear incorrect. Ask the letting agent to correct the plan first.
