Contact your landlord or agent and flatfair as soon as you know that you may miss a rent payment. flatfair Tenant Guarantor is not a rent-payment plan and does not give you permission to miss or withhold rent. You remain responsible for paying the rent due under your tenancy agreement.
Will flatfair automatically pay my landlord?
No. The service does not produce an automatic payment to the landlord as soon as you miss rent.
Subject to the Tenant Guarantor agreement, flatfair may cover certain unpaid rent and certain eligible legal costs. If flatfair pays your landlord or takes over eligible rent arrears or legal costs, you will then need to repay that amount to flatfair.
What happens after I report a payment problem?
flatfair will review the circumstances. Depending on the situation, flatfair may discuss options such as:
- mediation
- a repayment plan
- a mutually agreed early end to the tenancy
The available options depend on the circumstances. Contacting flatfair early gives everyone more time to understand the problem and consider a solution.
What should I do if flatfair contacts me about rent arrears?
Reply promptly to calls, emails or messages about the arrears. Provide accurate information and any documents requested.
If illness, disability, bereavement, financial hardship, language, literacy or another circumstance makes it harder to use the service, tell flatfair what support or communication adjustment would help. Sharing this information is voluntary.
What if I need to leave the tenancy early?
Tell your landlord or agent and flatfair before leaving. Moving out does not by itself end the tenancy or your responsibility for rent.
Any early end should be formally agreed and recorded in writing. If a Deed of Surrender is proposed, make sure you understand it before signing. A Deed of Surrender is a legal agreement that ends a tenancy early.
