Your letting agent or property manager normally applies for flatfair Tenant Guarantor on your behalf. You may then need to provide information or documents before flatfair can decide whether to approve the application.
Apply as early as possible. Missing information or additional checks can delay the review, so do not assume that a same-day application will be active before you move in.
What happens during the application?
- Speak to your agent. Tell your letting agent or property manager that you would like to be considered. The agent must confirm that a professional guarantor service is acceptable for the tenancy.
- The agent submits the application. The agent provides the relevant tenancy and referencing information. You may then receive an introductory email from flatfair.
- Provide any information requested. flatfair may ask you or the agent for identification and evidence of your income, funds, employment, study or financial support. Right to Rent information may also be requested where applicable.
- Wait while flatfair reviews the application. flatfair may ask follow-up questions. Requirements vary by application, so another tenant may be asked for different evidence.
- Check your quoted fee and terms. If the application is approved, flatfair will send a secure sign-up or payment link. Check your name, property, agreed rent share, tenancy start date, fee and agreement terms before continuing.
- Accept the terms and pay. Complete the required agreement steps and pay the quoted one-off fee. Keep the confirmation for your records.
- Confirmation of your active service. An application, approval or payment does not by itself mean that the service is active. Your service is live when you see the "active" status for your service within the Tenant Guarantor section of your flatfair account
What documents might flatfair ask for?
The documents depend on your circumstances. flatfair may request some or all of the following, as well as other relevant evidence.
Identity and tenancy documents
- identity evidence and, where applicable, Right to Rent evidence
- your tenancy offer, draft tenancy agreement or reference report
- confirmation that the landlord or agent accepts a professional guarantor service
Employment, income and funds
- an employment contract, offer letter or employer confirmation
- recent payslips, invoices, remittance statements or other payment records
- recent bank statements or an Open Banking summary showing relevant income or funds
- evidence of savings or another source of financial support, where relevant
Documents for students or supported applicants
- a current student-status or enrolment letter
- a student loan, grant, bursary, scholarship or stipend award letter and payment schedule
- a letter confirming family or parental support, with evidence of the funds or payments
Other documents
- visa or immigration evidence relevant to the tenancy, where applicable
- documents explaining a gap or inconsistency in the reference
- evidence that a historic credit issue or rent arrears has been resolved, if requested
How can I avoid delays?
- Use your full legal name and make sure it matches your identification, reference and application.
- Upload complete, readable documents. Include every page and avoid cropped or heavily blurred images.
- Provide current information and explain any difference in names, addresses, dates, income or tenancy details.
- Tell flatfair about every source of income or support and provide evidence for each source when asked.
- Reply promptly and fully if flatfair asks for more information. Missing information may delay or prevent approval.
What should I do if the details are wrong?
Do not accept the terms or pay until your name, property, agreed rent share, tenancy dates and quoted fee are correct. Contact flatfair and your agent if any details need to be changed.
If a payment fails or your account appears to have been charged without activation, avoid making repeated payment attempts. Reach out via support@flatfair.co.uk including your full name, property address and guarantor service ID or flatfair plan ID.
