Subject to the Tenant Guarantor agreement, flatfair gives the landlord a limited contractual guarantee for certain unpaid rent and certain eligible legal costs connected with possession action for non-payment of rent. The guarantee applies only to the named tenant, property, tenancy and agreed rent share recorded in the agreement.
What is not covered?
flatfair Tenant Guarantor does not cover:
- utility bills, council tax or TV licence costs
- damage, cleaning or dilapidations
- agent fees, fines, penalties or other non-rent charges
- every legal cost or every loss the landlord may incur

Does Tenant Guarantor change what I owe?
No. You remain responsible for all rent and other amounts due under your tenancy agreement.
If flatfair pays your landlord or takes over eligible rent arrears or legal costs, the payment does not clear your responsibility for the debt. You will need to repay that amount to flatfair.
Is Tenant Guarantor an insurance policy?
No. flatfair Tenant Guarantor is a contractual guarantor service. It is not an insurance policy for the tenant and it is not a rent-payment plan.
Is the service fee a tenancy deposit or rent in advance?
No. The service fee is not a tenancy deposit, rent in advance or money held to pay future rent or charges.
flatfair Tenant Guarantor is separate from flatfair No Deposit and from a cash deposit. A tenancy may use more than one flatfair product, so check which products apply to you.
Does Tenant Guarantor cover everyone in a shared tenancy?
No. The guarantee applies only to the tenant or tenants named in the Tenant Guarantor agreement and to the rent share recorded for them. It does not automatically cover the full household's rent. Each person who needs the service will require an individually approved and activated service.
Your tenancy agreement may still make all tenants jointly and severally liable for the full rent, even if the flatfair guarantee applies only to one named tenant's share. Read your tenancy agreement carefully.
