Dispute a proposed charge in your flatfair account before the displayed deadline and support your position with evidence. A statement that you disagree is less useful than documents showing why the charge or amount is wrong.
How to dispute a charge
- Open the correct end-of-tenancy case.
- Read the landlord's description, calculation and evidence.
- Select the dispute option for the relevant charge or case.
- Explain which facts, responsibility or calculation you challenge.
- Upload your evidence in readable files.
- Complete any required adjudication step and pay the fee shown.
- Submit before the deadline and save the confirmation.
What evidence can help?
- the signed tenancy agreement and amendments;
- the inventory and check-in or check-out reports;
- dated photographs or videos;
- emails reporting repairs, damage or access problems;
- rent statements and payment records;
- receipts, quotations or alternative calculations; and
- documents showing when a tenant joined or left.
Who decides the dispute?
An adjudicator reviews the written evidence from both sides. The adjudicator does not usually inspect the property or reconstruct missing evidence. Make each file clear, relevant and connected to the point you are making.
Does a dispute stop every other amount?
Already agreed charges will not form part of the adjudication, but payment of the charges only becomes required once all charges have been settled i.e. after the adjudication has concluded.
If you cannot use the online process because of a disability or another accessibility need, contact flatfair before the deadline and ask for a reasonable adjustment.
