What should a proposed charge show?
A clear charge should show:
- the tenancy obligation said to have been broken;
- the relevant condition or balance at the start;
- what changed and why the tenant is responsible;
- the landlord's actual, reasonable financial loss; and
- how the final amount was calculated.
An invoice or estimate can show a cost, but it does not by itself prove that the tenant caused the loss or owes the full amount.
How should I check common charges?
- Cleaning: compare check-in and check-out cleanliness, not an automatic professional-cleaning requirement.
- Damage or missing items: consider fair wear and tear, age, quality, useful life, repair before replacement and betterment.
- Rent: compare the signed agreement with the full rent statement and the lawful tenancy end date.
- Bills or contractor costs: check the contractual basis, proof of actual loss and whether the cost is legally recoverable in your country.
How do I respond?
- Open the case and read every description and calculation.
- Download the landlord's evidence.
- Choose accept, counter-offer or dispute for the relevant charge or case.
- Explain your position in short factual points.
- Upload your best documents and dated images.
- Submit before the displayed deadline and save the confirmation.
