An increase in rent does not increase the one-off No Deposit fee already paid for an active plan.
Will I need to top up my No Deposit fee if the rent increases?
No, the joining fee relates to the No Deposit plan created at the beginning of the tenancy. A later rent increase does not require you to top up that original fee.
Ask your letting agent to confirm that the new rent has been recorded correctly.
Will I pay another fee when the tenancy is renewed?
You are not normally charged a recurring No Deposit fee simply because you remain in the property or renew with the same household.
The letting agent may need to extend or update the existing plan. Do not assume that the plan has continued until the agent or flatfair confirms its current status.
When might a new fee apply?
A separate fee may apply if the letting agent needs to create a new No Deposit plan—for example, because:
- a different tenancy agreement is being created;
- the property changes;
- the household changes;
- an existing plan has ended; or
- another material part of the tenancy changes.
You must be shown any new fee and terms before being asked to pay.
Do not pay an unexpected renewal or replacement-plan request until the letting agent has explained why a new plan is required.
What if a tenant joins, leaves or is replaced?
A household change is different from a straightforward rent increase or renewal.
An incoming tenant will need to complete referencing, join the No Deposit plan and pay a separate fee. An outgoing tenant does not receive a refund of their original joining fee.
What should I check when the tenancy changes?
Check:
- the new rent and payment frequency;
- the renewal or change date;
- the names of all tenants;
- whether the tenancy is being extended or replaced;
- whether the existing No Deposit plan remains active;
- whether any new fee is being requested; and
- whether every change has been confirmed in writing.
Keep copies of the new tenancy document, rent-change notice and any confirmation about the No Deposit plan.
