Just like a traditional deposit, agents and landlord can submit proposed charges at the end of a tenancy if they believe the tenants are responsible for the costs of damages or unpaid rent. Please note that you need to submit charges within the first 28 days after the tenancy end date or the date the tenants vacated the property otherwise we may be unable to fulfil the flatfair service to the landlord. Delays in submission could impact a landlord offer.

The process works like this:
- Once you have submitted all charges with any supporting evidence, our team will ensure everything is in place before they then send an email notification to the tenant.
- The tenant can then accept, counter or dispute the charges
- If they don't respond within 10 days, flatfair will review the charges and evidence provided. We will then deem the charges as accepted, request further information to support the proposed charges or recommend for the charges to be sent for independent adjudication.
- If the tenant(s) counter the proposed charge(s), we request that all parties respond to negotiations within a 7-day period to try and reach an agreement on our platform. If this fails or negotiations stall, the case may be sent for adjudication.
- Once a charge is established (either by your agreement or by adjudication), the tenant will have five days to complete payment. If payment is not received in this period, we will review the case for a landlord offer to be made.
- Once the charges are resolved, the plan is closed.
