If my referencing provider states acceptable, is it acceptable for flatfair?

Not always, it is strongly recommended to always check that the referencing result meets the flatfair eligibility criteria.

There are times when a reference report will indicate that a tenant is acceptable for a tenancy but they will not meet the flatfair criteria.

Different referencing providers use different rules and decisions relating to tenants, but flatfair eligibility criteria will always remain the same. This may seem confusing, but by referring to the flatfair eligibility criteria you will easily be able to assess whether a tenant is eligible for flatfair or not. Don’t worry if a tenant doesn’t meet the flatfair criteria, you can always offer them the opportunity to rent with a traditional deposit instead. 

A reference report is a tool used by agents and landlords to help them make an informed decision on who to offer a property to. The decision on whether to accept them for a tenancy ultimately remains with the landlord and/or agent at all times. Here at flatfair, we work in the same way. An acceptable status on a reference report is merely a guide as to the tenants' eligibility for flatfair.
